Common roof leak sources
- Cracked or dried-out pipe boots
- Flashing at walls, chimneys and skylights
- Valleys where two roof planes meet
- Missing or lifted shingles after wind
- Broken or slipped tiles and worn underlayment
- Open seams or ponding on flat roofs
When repair stops making sense
- Leaks appear in several areas at once
- The decking is soft in more than one spot
- Shingles are brittle and break when handled
- Tile underlayment has failed across the roof
- Repair costs keep adding up year after year
Finding the real source of a roof leak
Water rarely comes in where the ceiling stain shows up. It can travel along the underlayment, rafters or decking before it drips, which is why patching the spot above a stain often fails. During a free inspection we check the roof covering, the flashing at walls, valleys, chimneys and skylights, every pipe boot and vent, and the condition of the decking, then trace the water back to where it is actually getting in.
Repairs that match your roof
A good repair blends in and lasts. On shingle roofs that means matching the shingle style and color as closely as possible and sealing replacements down so wind cannot lift them. On tile roofs, it means lifting tiles to check and repair the underlayment, which is what keeps water out, and setting replacement tiles properly. On flat roofs, it means repairing the membrane and dealing with the ponding water that caused the problem.
After a storm
Southwest Florida's afternoon thunderstorms and hurricane season can loosen shingles, crack tiles and peel back flashing. If you suspect storm damage, stay off the roof, take photos from the ground and of any leaks inside, and call us at (239) 503-0609 to schedule an inspection. Our post-storm inspection checklist walks through what to look for.
Honest advice on repair versus replacement
Sometimes the right answer is a repair, and sometimes it is putting repair money toward a new roof. Florida's roof rules matter here too: on roofs built before the 2007 Florida Building Code, repairing a large share of a roof section can require bringing the whole section up to current code. We tell you which applies to your home and give you the options in a written estimate.

Roof Repair FAQs
Roof Repair questions.
What should I do if my roof is damaged in a storm?
First, stay safe and keep off the roof. Take photos of any visible damage from the ground and of any leaks inside. If water is coming in, move belongings and catch drips. Then call us at (239) 503-0609 to schedule an inspection, and contact your insurance company to report the damage. Our post-storm roof inspection checklist covers what to look for.
Should I repair or replace my roof?
Repair makes sense when the damage is limited to one area and the rest of the roof still has good life left: a few missing shingles, a cracked tile section, a failed pipe boot or loose flashing. Replacement usually makes more sense when leaks keep coming back in different places, the decking is soft in several areas, the underlayment has reached the end of its life, or the roof is old enough that your insurer is asking about it. After the free inspection we tell you which one we would choose if it were our house.
What is Florida's 25% roof rule?
For years, the Florida Building Code required that if more than 25% of a roof section was repaired or replaced within 12 months, the whole section had to be brought up to the current code. A 2022 change in state law (section 553.844, Florida Statutes) created an exception: if the existing roof was built, repaired or replaced under the 2007 Florida Building Code or later, only the portion being repaired or replaced must meet current code. Older roofs can still trigger full replacement. We check which rule applies to your roof during the inspection.
What happens during a roof inspection?
We look at the roof covering itself (shingles, tiles, metal panels or membrane), the flashing at walls, valleys, chimneys and pipe boots, the ridge and hip details, and signs of soft or damaged decking. Inside, we check the attic or ceilings for staining and moisture where we can. Then we walk you through what we found and whether repair or replacement makes more sense.
