FAQs
Questions about roofing services.
Should I repair or replace my roof?
Repair makes sense when the damage is limited to one area and the rest of the roof still has good life left: a few missing shingles, a cracked tile section, a failed pipe boot or loose flashing. Replacement usually makes more sense when leaks keep coming back in different places, the decking is soft in several areas, the underlayment has reached the end of its life, or the roof is old enough that your insurer is asking about it. After the free inspection we tell you which one we would choose if it were our house.
How long does a roof replacement take?
Most residential re-roofs take a few days of work on site once the permit is issued. Shingle roofs are usually the fastest. Tile and metal roofs take longer because of the material and detailing. Weather, roof size, the amount of decking that needs replacing and the permit and inspection schedule all affect the timeline, and we give you a realistic schedule with your estimate.
Do I need a permit to replace my roof in Florida?
Yes. A re-roof in Florida requires a building permit from the local building department, such as the City of Fort Myers, City of Cape Coral, Lee County or Collier County, depending on where the home is. The permit comes with required inspections during and after the job. As a licensed roofing contractor, we pull the permit and schedule the inspections.
What roof type is best for Southwest Florida?
There is no single best roof, only the best fit for your house, budget and neighborhood rules. Architectural shingles are the most budget-friendly and fastest to install. Concrete and clay tile are common across Lee and Collier counties and suit Mediterranean and modern homes. Metal roofs are light, shed water quickly and handle heat well. Flat and low-slope roofs need membrane systems designed for ponding water. We walk you through the trade-offs for your home during the estimate.
