Repair or replace a tile roof?

  • Repair: a few cracked or broken tiles
  • Repair: a leak at a valley, wall or pipe penetration
  • Replace: leaks in several areas as the underlayment ages
  • Replace: widespread broken, slipped or faded tiles

Why tile is popular here

  • A long-lasting roof covering when installed correctly
  • Fits Mediterranean, Spanish and modern Florida homes
  • Often required or preferred by HOAs in gated communities
  • Many profiles and colors to match the neighborhood

Why tile roofs fail from the bottom up

On a tile roof, the tiles shed most of the water and protect what is underneath from sun and debris, but the underlayment beneath them is what actually keeps water out of the house. Florida heat breaks that underlayment down over time, and on many older tile roofs it wears out long before the tiles do. That is why a leaking tile roof often has tiles that look fine from the street.

During a free inspection we look at the tile field, the ridges and hips, the valleys and the flashing, check for cracked or slipped tiles, and evaluate the underlayment where we can. Then we tell you whether a targeted repair will hold or whether the roof needs a re-roof.

Tile roof replacement

A tile re-roof usually means removing the tiles, replacing the underlayment and flashing, repairing the deck and installing tile again, either new tile or, in some cases, existing tiles in good condition. Concrete tile is the most common choice across Lee and Collier counties, with clay tile on some higher-end homes. Tiles are attached using methods approved for Florida wind loads, and the work is permitted and inspected.

Tile roof repair

Tiles crack when they are walked on, hit by debris or lifted in high winds, and a single broken tile can let water reach the underlayment. We replace broken tiles with matching profiles and colors, re-set slipped tiles, and repair leaks at valleys, walls and roof penetrations. Because tiles break easily underfoot, tile roofs should only be walked by an experienced roofer.

Tile roofs and HOAs

Many communities in Naples, Estero, Bonita Springs and Fort Myers require architectural review approval before a tile re-roof, often specifying profile and color. We provide the product and color details the application asks for so the approval process stays on schedule.

Tile Roofing FAQs

Tile Roofing questions.

How long do roofs last in Florida?

Florida's heat, UV exposure, humidity and storms are hard on roofs, so they typically wear faster here than in milder climates. Shingle roofs have the shortest service life of the common options. Tile and metal last longer, but on tile roofs the underlayment beneath the tiles usually wears out before the tiles do, which is why tile re-roofs often reuse the design but replace everything underneath. Regular inspections, especially after storm season, are the best way to know where your roof stands.

Does my HOA need to approve a new roof?

Many communities in Estero, Naples, Bonita Springs and Fort Myers require architectural review approval before a re-roof, often including the material, profile and color. Check your HOA documents early. We provide the product and color details an application usually asks for, so approval does not hold up your project.

Should I repair or replace my roof?

Repair makes sense when the damage is limited to one area and the rest of the roof still has good life left: a few missing shingles, a cracked tile section, a failed pipe boot or loose flashing. Replacement usually makes more sense when leaks keep coming back in different places, the decking is soft in several areas, the underlayment has reached the end of its life, or the roof is old enough that your insurer is asking about it. After the free inspection we tell you which one we would choose if it were our house.

What is Florida's 25% roof rule?

For years, the Florida Building Code required that if more than 25% of a roof section was repaired or replaced within 12 months, the whole section had to be brought up to the current code. A 2022 change in state law (section 553.844, Florida Statutes) created an exception: if the existing roof was built, repaired or replaced under the 2007 Florida Building Code or later, only the portion being repaired or replaced must meet current code. Older roofs can still trigger full replacement. We check which rule applies to your roof during the inspection.
