Why flat roofs are different
A flat roof is never perfectly flat. It is built with a slight slope so water drains toward edges, scuppers or drains. Because water moves slowly on a low-slope roof, shingles and tile cannot be used there. Flat roofs need continuous membrane systems with sealed seams, and they need drainage that keeps water from sitting for days. Ponding water is the most common cause of flat roof leaks we see.
Flat roof replacement
A flat roof replacement removes the old membrane and any wet insulation, repairs the deck, corrects drainage where needed and installs a new membrane system with properly flashed edges, walls and penetrations. Light-colored surfaces reflect Florida sun and help keep the space below cooler. Like any re-roof in Florida, the work is permitted and inspected.
Flat roof repair
Blisters, splits, open seams and failed flashing at walls or penetrations can often be repaired if the rest of the roof is sound. We find the leak, repair the membrane and fix the drainage problem behind it, so the repair holds instead of failing at the next storm.
Modern homes and mixed roofs
Many newer Southwest Florida homes use flat roof sections for a clean modern look, and many older homes have low-slope porch, lanai or addition roofs tied into a shingle or tile main roof. The transition between the two is a common leak point. We handle both sides of that connection so it is flashed correctly.

Flat Roofing FAQs
Flat Roofing questions.
Should I repair or replace my roof?
Repair makes sense when the damage is limited to one area and the rest of the roof still has good life left: a few missing shingles, a cracked tile section, a failed pipe boot or loose flashing. Replacement usually makes more sense when leaks keep coming back in different places, the decking is soft in several areas, the underlayment has reached the end of its life, or the roof is old enough that your insurer is asking about it. After the free inspection we tell you which one we would choose if it were our house.
Do I need a permit to replace my roof in Florida?
Yes. A re-roof in Florida requires a building permit from the local building department, such as the City of Fort Myers, City of Cape Coral, Lee County or Collier County, depending on where the home is. The permit comes with required inspections during and after the job. As a licensed roofing contractor, we pull the permit and schedule the inspections.
What should I do if my roof is damaged in a storm?
First, stay safe and keep off the roof. Take photos of any visible damage from the ground and of any leaks inside. If water is coming in, move belongings and catch drips. Then call us at (239) 503-0609 to schedule an inspection, and contact your insurance company to report the damage. Our post-storm roof inspection checklist covers what to look for.
Is the roof estimate really free?
Yes. Every estimate starts with a free, detailed inspection of your roof and ends with a written estimate. There is no charge for the visit and no obligation to hire us. Call (239) 503-0609 or request your free estimate online.
